City started the game like a team determined to put the title win to bed as quickly as possible.
So it was, with two Nick Budin goals following Damian Mori's opener, that City had a commanding 3-0 lead at half-time.
In the 2nd half, Mori added City's 4th and his 2nd for the evening before Modbury scored a consolation goal late on.
The referees final whistle was the cue for the celebrations to begin as Adelaide City secured their first hat-trick of championships since 1958.
